UltraSystems is in the business of enhancing of property values through in-house and associated expertise. Real estate properties that are “underdeveloped or underutilized” because of actual or perceived environmental impairments are defined as "Brownfields."  In many cases, the economic value of these properties is perceived to be far below the market value of a “clean” property.

UltraSystems services for the restoration and value enhancement of environment-impaired Brownfields,  which can be applied to both operating and closed industrial and commercial facilities, as well as to undeveloped land, include:

Technical Approach. The UltraSystems approach to maximizing property value, for sale or re-use, combines a comprehensive and integrated effort (real estate analysis, government limitations, and future land use planning), with an environmental risk reduction strategy. It is the aim of UltraSystems to complement the owner’s expertise to complete this process successfully. The difference in the UltraSystems effort, project-to-project, will depend on what answers are already known, and how much expertise an owner has in-house. The UltraSystems technical approach involves:

  • Land use opportunities and constraints
  • Integration of resources
  • Reduction of remedial efforts
  • Guarantee of costs
  • State-certified completion
  • Turnkey project management
  • Increase in property value

Early steps of the preparation process include discovering the opportunities and constraints of the project. UltraSystems recommends a feasibility study of the potential for the property. The object of the feasibility study is to: 1)ascertain potential property re-use options; 2) determine limitations or encumbrances to possible re-uses; 3) identify all potential areas of environmental concern; 4) determine political/community concern for the site and area; and 5) learn about site characteristics that would impact reuses. Conclusions from this feasibility study, which can be performed by UltraSystems, will dictate the nature of the project as it proceeds.

Environmental cleanup strategies are developed by UltraSystems concurrent with property re-use alternative planning to reduce risk by controlling exposure to the contaminated areas and media that, in turn, will reduce cleaning costs. The remediation plan for the property cleanup is integrated with the land re-use plan. As an option to consider, restricting future land uses to some degree can further reduce risk and remediation costs, while providing assurances to the community of protection from exposure. Once the environmental impairments to a property are ascertained, UltraSystems will price the cleanup at a guaranteed cost, based upon our personnel’s expertise and their ability to obtain insurance against variances.
