Land Use studies address social impacts, economic impacts, and growth-inducing impacts. Social impacts include relocation of housing and businesses, environmental justice, changes in population characteristics, and community sustainability. Economic impacts address changes in employment opportunities and changes to the local tax base. Growth-inducing impacts discuss the ways a project could foster economic or population growth, the need for additional housing in the immediate area, and the removal of obstacles to population growth. UltraSystems evaluates the consistency of the project with local and regional planning documents including general plans, specific plans and zoning ordinances.
